In general, the properties Sky Finance bids on are properties which are owned by people who are behind in paying their mortgage. Some haven't paid for months; some haven't paid for years. As such, their properties are candidates for foreclosure by their then-current mortgage-holder.
Because most banks and mortgage lenders do not want to get involved in the intricacies of foreclosures, they sell their mortgage notes to companies like Sky Finance to clear them off their books so that their balance sheets show only positive cash flow. Sky Finance buys the non-performing loans on these properties with the intention of restoring the property owner to a place where he/she gets back on track in paying his/her mortgage.
If things go as intended, the mortgage will become re-performing, the property owner will save his/her home from foreclosure and the mortgage note will become a positive-cash-flowing asset for you, the Investor, and for Sky Finance.
There are rarely any guarantees in investing, of course, and mortgage note investing is no exception. There's still a possibility that the owner will refuse to work with Sky Finance despite all attempts to get him/her back in good standing. If that be the case, foreclosure will probably become necessary so as to secure the Investor's principal.
The Investor will receive a specific ROI on his/her investment as per the terms of our written Agreement. Also as per the terms of the Agreement, after the specified time (typically 24-36 months), either the mortgage note will be sold as a re-performing note, or the property will be sold as a foreclosure. At that time, the Investor will receive his/her original principal back along with a percentage of any windfall profit which would accrue. There's more to it than this, but that's the game-plan in a nutshell.
